Land Clearing Services Available in Grayson County
Five services cover the residential and commercial tracts along the US 75 corridor.
- Residential land clearing, pad and drive: $2,000 to $4,500 an acre to dirt.
- Commercial land clearing and site clearing for the pads following the fab north of Sherman.
- Forestry mulching and tree clearing: trees and brush ground in place, nothing stacked.
- Lot clearing on small residential lots: underbrushing, dead post oak tree removal, stump grinding at $4 an inch, $175 minimum.
- Site prep and dirt work services: pond excavation, drainage, pad grading, final cleanup.
Our land clearing service removes everything that grows and nothing that is built. Slabs, wells, septic and demolition are other trades.
Lot and Acreage Clearing for New Homes in Sherman and Denison
The county permitted 1,175 single-family homes in 2025 by the Census Building Permits Survey, and that understates the work, because rural counties in Texas do not require a permit outside city limits. Master-planned communities around Howe are developer work. Our residential jobs are the homeowner on five to twenty acres who wants a pad, a barn and a pond, and property owners doing property development a lot at a time along SH 289.
A half-acre lot is one skid steer day, $2,800. Commercial development pads along US 75 are land clearing projects priced by the acre.
Forestry Mulching and Brush Clearing Across Grayson County
Our mulching services are selective clearing: take the understory, leave the post oak. Greenbrier and eastern red cedar, not ashe juniper, come out; oaks over 8 inches stay. The mulch goes down two to three inches and holds the sand against erosion until grass returns. Clearing brush this way leaves no pile behind, so a burn ban is never our problem.
A north wind off the Red River checks your coat zipper for you. It also dries blackland faster than anywhere in North Texas, so I can often work the clay in February. Removing vegetation on the east side means hackberry and bois d'arc along the fence line; both resprout from the root crown, so we grind below grade. We remove unwanted vegetation and undergrowth, and the wood stays as mulch. No pine and hardwood understory here; that is Lindale work.
How Much Does Land Clearing Cost in Grayson County?
Land clearing in Grayson County runs $900 to $4,500 an acre, and two rules move the number first. The county sits about 100 miles from Weatherford, so transport is quoted separately and the booking is two days minimum. Wet blackland east of US 75 adds a day, November to April.
- Skid steer mulcher: $2,800 per day, two-day minimum here.
- 300-hp mulcher, 8-foot head: $4,200 a day plus transport, equipment to handle mature post oak.
- By the acre: $900 to $1,400 light brush, $1,800 to $2,600 medium, $3,000 to $4,000 dense.
- Clearing to dirt, stumps out, rough grade: $2,000 to $4,500 an acre.
- Bush hogging: $60 to $90 an acre, minimum $400. Haul-off: $650 to $1,200 a load, minimum trip $1,100.
Agricultural land here draws NRCS EQIP brush management cost-share, practice code 314, at 50 to 75 percent of the payment-schedule rate. When I wrote those plans, savannah reclaim paid well. Call (832) 987-3495 or send the form for a free quote.
Terrain, Soil and Vegetation Near Lake Texoma and the Red River
Two soils meet at US 75. West, toward Lake Texoma and the Red River, the Cross Timbers run post oak on deep sand, and a pasture left alone will overgrow with red cedar in a decade. East, the blackland begins, with hackberry and bois d'arc on clay. The woodland along the Red River and Choctaw Creek is mapped floodplain, and the Lake Texoma shoreline is federal land, so clearing stops at the government line. Site conditions on sand allow year-round work; a pond there needs a clay core.
On our jobs near Lake Texoma I log two to three acres a day in post oak understory.
Burn Bans and Other Rules Before Clearing Land in Grayson County
Three rules govern clearing land throughout Grayson County, and none is a state permit. The county judge or commissioners court declares a burn ban, and TCEQ outdoor burning rules govern every pile. The county issues floodplain development permits where FEMA maps the Red River, Choctaw Creek and the lake tributaries, so excavation and grading there wait on paper. Sherman has tree rules in city limits.
February to June is the oak wilt window by Texas A&M Forest Service guidance. I have run the head around live oaks without a wound in that window since 2015. Teo checks the FEMA panel when you book.
