Land Clearing Services Available in Johnson County
Five services cover residential and commercial tracts south of Fort Worth.
- Residential land clearing to a pad: $2,000 to $4,500 an acre to dirt.
- Commercial land clearing and site clearing along US 67 and the Chisholm Trail Parkway.
- Forestry mulching of mesquite and post oak, trees and brush ground where they stand.
- Lot clearing for small residential lots: underbrushing, tree clearing, tree removal, stump grinding at $4 an inch, $175 minimum.
- Site prep and dirt work services: pond excavation, drainage, grading, cleanup.
Our land clearing service removes vegetation and stumps. Slabs, wells, septic and demolition belong to other trades.
Lot and Acreage Clearing for New Homes in Burleson and Cleburne
The county permitted 1,952 single-family homes in 2025 by the Census Building Permits Survey, and that understates the work, because rural counties in Texas do not require a permit outside city limits. Master-planned communities near Burleson are developer work. Our residential jobs are the homeowner on five to twenty acres near Joshua who wants a pad, a barn and a pond, and property owners doing property development lot by lot.
A half-acre lot is one day on the skid steer, $2,800. Commercial development pads along US 67 are land clearing projects priced by the acre.
Forestry Mulching and Brush Clearing Across Johnson County
Eight acres of mesquite and post oak pasture in Parker County, one county north, is the job I point to. Two days, $8,400, and the owner bush hogs it each June for the seedlings. Our mulching services take the mesquite root crown to grade: cut above it and the tree sends up ten stems for one. The mulch goes down three inches along the fence line and holds the sand against erosion until grass fills in.
Post oak grows slow, dies slow and argues about both. So clearing brush under it is selective clearing: we remove unwanted vegetation, the greenbrier and undergrowth, and leave every oak over 8 inches. Removing vegetation this way puts the wood back as mulch, not in a pile, so no burn ban stops the job. No pine and hardwood understory here; that is Lindale country. Defer grazing one season after a reclaim and the pasture carries more animal units.
How Much Does Land Clearing Cost in Johnson County?
Land clearing in Johnson County runs $900 to $4,500 an acre, transport included, because the whole county sits inside 60 miles of our Weatherford yard. The one extra-day rule is wet clay east of Cleburne, November to April. I write it above the price.
- Skid steer mulcher, stems to 8 inches: $2,800 a day.
- 300-hp mulcher, 8-foot head: $4,200 a day plus transport, equipment to handle old-growth mesquite.
- Mesquite mulching by the acre: $900 to $1,400 young, $1,800 to $2,600 medium, $3,000 to $4,000 old growth.
- Grub, pile or haul, rough grade: $2,000 to $4,500 an acre.
- Bush hogging follow-up: $60 to $90 an acre, $400 minimum. Haul-off: $650 to $1,200 a load, $1,100 minimum trip.
Agricultural land here still qualifies for NRCS EQIP brush management, practice code 314, at 50 to 75 percent cost-share once the plan is approved. When I wrote those plans, mesquite was most of them. Call (832) 987-3495 or send the form for a free quote.
Terrain, Soil and Vegetation Near Lake Pat Cleburne and the Brazos River
Johnson County is Cross Timbers sand on the west and prairie clay on the east, and the line runs near US 67. West, toward the Brazos River, post oak and mesquite stand on deep sand, and a pasture left alone will overgrow with mesquite in five years. East, around Burleson and Joshua, hackberry and red cedar take the clay. The woodland along Lake Pat Cleburne and the Nolan River corridor is mapped floodplain. Site conditions on sand allow year-round work; a pond there needs a clay core.
On our jobs along US 67 I log two to three acres a day in young mesquite.
Burn Bans and Other Rules Before Clearing Land in Johnson County
Three rules govern clearing land throughout Johnson County, and none is a state permit. The county judge or commissioners court declares a burn ban, and TCEQ outdoor burning rules govern every pile. The county issues floodplain development permits where FEMA maps the Nolan River and the Brazos, so excavation and grading there wait on paper. Burleson has a tree ordinance inside city limits, with protected sizes for post oak and pecan.
Oak wilt spreads through fresh wounds from February to June, by Texas A&M Forest Service guidance. I do not wound a live oak in that window. Teo pulls the FEMA panel for your tract when you book.
