Clearing a Lot for a House: What Happens Before the Slab, Mulch to Pad
Four steps happen on your land before the foundation goes in. First the survey pins get flagged, because if we clear past a pin that is your problem and your neighbor's. Second the keepers get paint: live oaks, a post oak mott, the pecan. Third the trees and brush come down, turned to mulch or hauled. Fourth the pad gets grubbed so no root ball sits under the slab. That land clearing sequence on a residential lot runs one to two days. Walk the pins with the crew the morning we arrive.
Land Clearing Service for New Home Builds, Barndominiums and Manufactured Homes
A manufactured home needs a level pad about 80 by 40 feet plus a drive, the cheapest service we sell. A stick-built house on new construction needs the pad, the drive, the septic field area and a clear path for the utility trench. A barndominium wants a bigger pad, usually 60 by 100, with the oaks around it kept. I specialize in that selective work after 12 years marking which trees stay on NRCS maps, and we equip every operator with paint and a tape before a saw. Send the site plan with the form and I will price each piece.
Texas Land Clearing in the Growth Corridors: Houston, DFW, Austin to San Antonio
Collin County pulled 11,136 single-family permits in the 2025 Census Building Permits Survey, Celina alone 2,489, Fulshear 3,264, Georgetown 1,462. North of Dallas we clear blackland and hackberry. Around Georgetown and Liberty Hill we clear cedar, ashe juniper, on limestone. From New Braunfels to Boerne we clear cedar and live oak over the Edwards Aquifer Recharge Zone, where TCEQ wants a plan before dirt moves. The Houston ring has its own site in this network, and a Fulshear call goes there.
Barndominium and Acreage Homesite Clearing on 2 to 10 Acres with Forestry Mulching
A homesite on 5 acres usually needs a fifth of it cleared to dirt and the rest thinned, not scalped. The pad, the drive and the septic field come out completely. The rest gets selective forestry mulching: cedar out, oaks kept, canopy under 10 percent so the grass returns. On the Dripping Springs hillside we cleared 3 acres that way in 2 days for $5,600, and the owner kept the view and every oak. Multi-acre homesites carry an ag exemption question too. Keep enough acreage in grass and the county appraiser keeps the ag valuation. The mulch layer helps that grass come back year-round.
What Land Clearing Contractors Do on a Homesite: Trees, Stumps, Brush, Grubbing, Driveway
Six line items cover almost every homesite, and a knowledgeable contractor shows you all six. Tree removal of anything you do not want standing. Stump removal by grinding at $4 an inch or by grubbing. Brush under 8 inches turned to mulch in place. Grubbing the pad with the dozer at $160 an hour, or an excavator for stumps over 24 inches. A driveway cut from the road to the pad. Haul-off of debris at $650 to $1,200 a load when the mulch cannot stay. I do not pour concrete, drill wells, install septic or demolish houses. Comprehensive land work beyond that goes to people I know.
Wooded Lots vs. Overgrown Lots: Two Different Land Clearing Projects
A wooded homesite with 30 trees over 8 inches is a felling and grubbing job, and the stumps set the price. An overgrown one, where yaupon and greenbrier overgrow an old pad for ten years, is a forestry mulching day that leaves the overgrowth as mulch. Vegetation density, not acreage, decides which. The Celina job on 0.6 acres was the wooded kind: hackberry and bois d'arc, 1 day at $2,800, plus 11 stumps for $420. Bois d'arc dulls teeth faster than caliche. Send trunk measurements with the form so we clear it efficiently with the right forestry head.
Rough Grading for a Build-Ready Residential Site: Rock, Blackland and Sand
Rough grading means a pad within four inches of level and water running away from it, not a finished slab bed. On Hill Country limestone the dozer hits rock a foot down and rock adds a day. Wet blackland adds a day, because blackland is a sponge in March and a brick in August. On East Texas sandy loam the edges need a mulch berm against erosion, so the soil stays on your land and out of the creek as pollution. Our professional equipment for a pad is a dozer and a skid steer with a bucket, nothing larger unless the terrain slopes. We clear and shape responsibly, and the usable pad is yours by the second afternoon.
Land Clearing Costs by Size in Texas: Quarter Lots to 2 Acres, Free Estimate
Pricing on homesites runs by the day: $2,800 for the skid steer, transport included within 60 miles of Johnson City, Lindale or Weatherford. Rock adds a day in the Hill Country. Wet blackland adds a day up north from November to April. Costs vary beyond that only with stump count and haul-off, and the cost of equipment time is already in the day rate.
- Quarter to half: one day, $2,800. We clear a quarter by early afternoon.
- One wooded acre: two days, $5,600, stumps at $4 per inch of diameter.
- 2 acres and up: $2,000 to $4,500 per acre to dirt, or $900 to $4,000 mulched by canopy percent.
- Haul-off, $650 to $1,200 a load. Minimum trip, $1,100.
A written quote follows a free on-site estimate within 60 miles of a yard, and it eliminates the need for a second visit. Call (832) 987-3495 or send the form, and Teo has the written number in your hands before the end of the business day.
Permits, Setbacks and Protected Trees Before You Clear Land in Texas
Texas has no state permit to clear your own land, but local regulations inside city limits do require permits for certain trees. Austin protects heritage trees over 24 inches. San Antonio has significant and heritage tree rules. Georgetown, Leander, Boerne, Fort Worth, Prosper and Rockwall each run an ordinance. In a FEMA mapped floodplain the county wants a floodplain development permit before grading. HOA covenants add setbacks, tree counts and accessibility rules for the drive. Permit requirements are yours to pull. I tell you which apply when I walk the site. Property value on a wooded homesite lives in the trees you keep, and clearing done right will transform the rest.
