Land Clearing Services Available in Collin County
Six services cover the residential and commercial tracts we see here.
- Residential land clearing and commercial land clearing to dirt: $2,000 to $4,500 an acre by density.
- Forestry mulching: trees and brush ground in place, no piles, no burn.
- Lot clearing, underbrushing and site clearing for small residential lots: a half-acre lot is one day, $2,800.
- Tree clearing and tree removal where the hackberry row goes and the post oaks stay.
- Stump grinding at $4 per inch of diameter, $175 minimum per stump.
- Site prep and dirt work services: pad grading, drainage swales, pond excavation, final cleanup.
Our land clearing service removes what grows. I do not pour concrete, drill wells, set septic or demolish houses.
Residential Land Clearing for New Homes in Celina and Anna
The county permitted 11,136 single-family homes in 2025 by the Census Building Permits Survey, the most of the 254 counties in Texas outside Houston. Developers clear the master-planned communities along the Dallas North Tollway. The homeowner I work for bought two to ten acres outside Celina or Anna for property development: a house, a barn, a pond. Those residential jobs are most of our land clearing projects here, with commercial development pads along US 380 behind them.
A 0.6-acre lot in Celina is the clearest example for property owners. Hackberry and bois d'arc, one day on the skid steer, $2,800, plus 11 stumps ground for $420.
Forestry Mulching and Brush Clearing Across Collin County
Our mulching services run one to three acres a day on a blackland fence line, and the mulch stays on your land. The head grinds hackberry, bois d'arc and cedar elm into chips three to four inches deep. On clay that layer is the only erosion control a bare slope gets until grass returns. Clearing brush this way leaves no piles, so a burn ban never touches your schedule.
Bois d'arc was planted for fence posts a century ago. It is still arguing about the fence. Its root crown resprouts after a cut, so selective clearing of a bois d'arc row means grinding below grade. Removing vegetation here differs from the pine and hardwood understory our Lindale crew works: we remove unwanted vegetation and undergrowth, and the wood goes back down as mulch.
How Much Does Land Clearing Cost in Collin County?
Land clearing in Collin County runs $900 to $4,500 an acre, and two rules move the number first. Wet blackland adds a day from November to April. Celina sits about 80 miles from our Weatherford yard, so transport is quoted separately beyond the 60-mile line.
- Skid steer mulcher: $2,800 a day, stems to about 8 inches.
- 300-hp mulcher, 8-foot head, equipment to handle anything on the tract: $4,200 a day plus transport.
- Mulching by the acre: $900 to $1,400 under 30 percent canopy, $1,800 to $2,600 medium, $3,000 to $4,000 dense.
- Full clearing to dirt: $2,000 to $4,500 an acre.
- Bush hogging: $60 to $90 an acre, $400 minimum. Haul-off: $650 to $1,200 a load, $1,100 minimum trip.
Agricultural land under an NRCS EQIP brush plan, practice code 314, draws 50 to 75 percent cost-share on the payment-schedule rate. For a free quote, call (832) 987-3495 or send the form.
Terrain, Soil and Vegetation Near Lake Lavon and US 380
The county is 90 percent blackland prairie, and the vegetation tells you how long a tract sat idle. A pasture will overgrow with hackberry, honey locust and eastern red cedar in about eight years. The cedar here is eastern red cedar, not the ashe juniper I grew up cutting near Llano, and it comes out easier. Toward the East Fork of the Trinity the ground drops into creek-bottom woodland, and that is tree clearing. Site conditions along the US 380 corridor are flat clay with poor drainage, which is why so many tracts want a pond.
Blackland shrinks in August and swells in March. A mulcher floats on it ten months a year. A dozer sinks in two of them.
Burn Bans and Other Rules Before Clearing Land in Collin County
Three rules apply to clearing land throughout Collin County, and none is a state permit, because Texas does not require one on your own tract. The county judge or commissioners court declares a burn ban, and TCEQ outdoor burning rules govern every pile even without one. Collin County Development Services issues floodplain development permits where FEMA maps the East Fork and its creeks, so grading and excavation there wait on paper. Prosper, Celina and the McKinney ETJ protect certain hardwoods inside city limits.
Texas A&M Forest Service puts the oak wilt window at February to June. I grind around live oaks then without wounding a limb. Ask Teo for the floodplain check when you book.
