Land Clearing in Prosper, TX: Lot, Brush and Forestry Mulching

Prosper is estate-lot country on both sides of the Dallas North Tollway, one to five acres each, on blackland with post oak, hackberry, bois d'arc and mesquite in the fence rows. The oaks are the reason people buy here, and the town tree ordinance says so in writing. Our Weatherford crew runs the land clearing service in Prosper and I have cleared North Texas lots since 2015. Call (832) 987-3495 or send the form. Teo will call you back before the end of the business day.

Land Clearing Services in Prosper

Pruitt Range & Brush provides land clearing, lot clearing, brush removal, stump grinding and rough grading for residential and commercial properties in Prosper, TX and the surrounding area. The work here is mostly selective, and the list runs:

  • Selective clearing on estate lots: hackberry and mesquite out, every post oak staked and kept.
  • Residential land clearing to the rough grade for a new house, cleanup included.
  • Commercial land clearing services for commercial development and commercial sites along US 380 and the Tollway.
  • Brush clearing and professional clearing on acreage, chips left where they fall.
  • Tree removal of stems to 8 inches, larger trunks cut and hauled.
  • Property clearing, full site clearing and site preparation to the rough grade, with land improvement on old pasture and landscape clearing around a standing house.

Site work stops at the rough grade on every project. Excavation for foundations, wells, septic and house demolition are other trades, and I know people who do them. Here the skill is keeping oaks alive. Post oak roots run shallow and wide, and a machine parked under the crown for a day compacts the soil enough to kill the tree in three years. Our professional land clearing service works from outside the drip line and mulches toward the open ground. Commercial clearing follows the same rule. Send the survey and I will mark the keepers.

Lot Clearing for New Homes in Prosper and Celina

Prosper issued 261 single-family permits in 2025 by the Census Building Permits Survey, most of them on lots over an acre, while Celina next door issued 2,489 on smaller ones. A half-acre of brush is one day with the skid steer mulcher, $2,800. A two-acre estate lot with the oaks kept is two to three days, because selective work is slower than clearing to dirt. Property owners here also need the tree ordinance checked before a trunk comes down inside town limits, and I do that at the site visit.

We cleared a 0.6-acre lot in Celina with the same crew: hackberry and bois d'arc, one day, $2,800, plus 11 stumps ground for $420. Depending on site conditions the week we come, wet blackland adds a day from November to April, and I say so before the price. Drainage on these lots means the old cotton terraces, which push water at the pad unless the rough grade takes them out. We call 811 before we grind, since a gas pipeline and buried utilities follow US 380 under the brush. Dirt in the FEMA mapped floodplain along Doe Branch needs a permit from Collin County Development Services first. My site prep ends at the rough grade. Send the plat and the on-site estimate will tell you what it takes to make your property slab-ready.

Brush Clearing and Forestry Mulching Near Prosper

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch in one pass, mulched in place with nothing to pile, burn or haul. Near Prosper, TX that matters twice: the county judge or commissioners court declares a burn ban most dry summers, and TCEQ outdoor burning rules govern piles the rest of the year. It is also the cheapest way to clear land under oaks, because chips protect roots and a dozer tears them.

Post oak grows slow and dies slower, so I leave it standing. Hackberry is the opposite. It seeds into every fence row, grows two feet a year, and in five summers a cleared lot will overgrow back to thicket. Mesquite needs cutting and treating the same day, because the root crown sends up new stems after a plain mow and bush hogging alone never kills it. In light cover the skid steer makes 3 to 5 acres a day. Overgrown land that is areas with dense bois d'arc and 8-inch hackberry runs 1 to 2 acres a day. Large acreage clearing above 15 acres gets the 300-hp mulcher and its 8 ft head. We remove brush to grade, treat the mesquite and leave the site under two inches of chips. On our jobs in Collin County that chip layer is what keeps a blackland lot from washing before the builder shows up.

How Much Does Land Clearing Cost in Prosper?

Land clearing costs in the Prosper area run $2,800 for a half-acre lot and $900 to $4,000 an acre to mulch, set by canopy percent. Selective work around oaks runs a day longer than clearing the same acreage to dirt. The other add-ons come first: wet blackland adds a day in winter, and ten or more stumps move the grinding to a day rate.

  • Skid steer mulcher: $2,800 a day, transport included within 60 miles of a yard, itemized beyond.
  • 300-hp mulcher, 8 ft head: $4,200 a day plus transport.
  • Mulching: $900 to $1,400 an acre under 30 percent canopy, $1,800 to $2,600 medium, $3,000 to $4,000 dense old mesquite.
  • Full clearing to dirt, grubbed, hauled, rough graded: $2,000 to $4,500 an acre.
  • Stump grinding: $4 per inch of diameter, $175 minimum per stump.
  • Bush hogging $60 to $90 an acre, $400 minimum. Dozer grubbing $160 an hour with operator.
  • Haul-off $650 to $1,200 a load. Minimum trip $1,100.

The total depends on the size of the lot, the canopy and the ground that week. I read canopy by pacing it, the way I did for twelve years of EQIP brush plans, and I walk the property with you so the number is one we both saw. If your acreage still carries an NRCS plan under practice 314, EQIP cost-share returns 50 to 75 percent of the payment-schedule rate. Call (832) 987-3495 for a free on-site estimate.

Serving Prosper and Nearby Celina, Frisco, McKinney and Little Elm

Prosper sits in the middle of the Weatherford crew's north loop. Celina is ten minutes up Preston Road, Frisco and Little Elm are south and west toward Lake Lewisville, and McKinney is east on US 380. Same crew, same prices, same services in Prosper and every one of those towns. A land clearing company serving this part of the DFW metro has to carry three town tree ordinances and a Collin County floodplain map, and we carry all four.

We run land clearing services across Dallas-Fort Worth from one yard west of Fort Worth, and the same services throughout the north DFW area and the rest of North Texas. Blackland holds water through March and bakes hard by August, which is why I book estate lots for the dry months when I can. The land clearing Prosper owners ask for most is selective work around oaks, and that is the job I like best. Give Teo your town and acreage and he will put you on the crew's board.
