Land Clearing in Melissa, TX: Lot, Brush and Forestry Mulching

Melissa lies where US 75 meets SH 121, on blackland that grew wheat until the builders came. The brush is hackberry and bois d'arc in the fence rows, mesquite in the old pastures, and a live oak mott here and there worth keeping. I run the land clearing service in Melissa from our Weatherford yard and I have cleared this corner of Collin County since 2015. One call does it. Call (832) 987-3495 or send the form, and Teo will call you back before the end of the business day.

Land Clearing Services in Melissa

Pruitt Range & Brush provides land clearing, lot clearing, brush removal, stump grinding and rough grading for residential and commercial properties in Melissa, TX and the surrounding area. On every project the scope is one of these:

  • Residential land clearing for a homesite: brush to grade, stumps out, rough grade, cleanup.
  • Commercial land clearing services and commercial clearing for commercial sites and commercial development on the SH 121 side.
  • Property clearing and selective clearing on 2 to 30 acres, mesquite mulched, post oak and live oak kept.
  • Brush clearing and professional clearing on pasture that went back to brush.
  • Tree removal of stems to 8 inches; bigger trunks cut and hauled by the load.
  • Full site clearing, site preparation and land improvement to the rough grade, with landscape clearing around a standing house.

Site work ends at the rough grade. Excavation for a foundation, wells, septic and house demolition are other trades, and I know people who do them. The thing our professional land clearing service does that a mowing contractor does not is read the live oak before cutting near it. Oak wilt moves through root grafts, and Texas A&M Forest Service says do not wound live oak from February through June. We mulch the brush around the mott in that window and never touch an oak limb. Send the survey and I will mark what stays.

Lot Clearing for New Homes in Melissa and Anna

Melissa issued 553 single-family permits in 2025 by the Census Building Permits Survey, and Anna next door issued 864, so the fence rows along US 75 are coming out one lot at a time. A half-acre lot is one day with the skid steer mulcher, $2,800. An acre of hackberry and bois d'arc with a dozen stumps is two days. Property owners get those numbers at the site visit, in writing.

On our jobs in Collin County the ground sets the week. Wet blackland adds a day between November and April, and I say so before the price. Drainage is the second check: cotton terraces still cross these fields, and a terrace left under the pad pushes water toward the slab, so the rough grade cuts it out. Depending on site conditions we also lay chips on the downhill side to slow runoff. Before we grind a stump we call 811, because a gas pipeline and fiber follow US 75 in easements the brush has covered. Collin County Development Services issues the floodplain development permit for any dirt moved inside the FEMA mapped floodplain along the East Fork creeks, and My site prep ends at the rough grade. Send me the plat and I will tell you what it takes to make your property slab-ready.

Brush Clearing and Forestry Mulching Near Melissa

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch where they stand, mulched in place with no pile to burn or haul. Near Melissa it is the cheapest way to clear land that is going back to pasture or waiting on a plat. The county judge or commissioners court posts a burn ban most dry summers and TCEQ outdoor burning rules govern piles the rest of the year, and a mulched lot has neither problem.

A mesquite flat looks like pasture from the road. The cows know better. Mesquite shades out the grass under it and pulls water the grass needed, and bush hogging alone fails because the root crown sends up new stems the same summer. The mulcher cuts the crown at grade and we treat the stem the same day. On overgrown land that is areas with dense hackberry and bois d'arc, the skid steer makes 1 to 2 acres a day; in light mesquite it makes 3 to 5. Large acreage clearing over 15 acres gets the 300-hp machine and the 8 ft head. We remove brush to grade and leave the site under two inches of chips, which hold the clay through spring rain and keep a cleared field from going right back to brush. Left alone, a blackland field will overgrow in five summers.

How Much Does Land Clearing Cost in Melissa?

Land clearing costs in the Melissa area run $2,800 for a half-acre lot and $900 to $4,000 an acre to mulch, by canopy percent. The extras come first: wet blackland adds a day in winter, and ten or more stumps move the grinding to a day rate.

  • Skid steer mulcher: $2,800 a day, transport included within 60 miles of a yard and itemized past that.
  • The dedicated 300-hp mulcher with the 8 ft head: $4,200 a day plus transport, for anything over 8 inches.
  • Mulching by the acre: $900 to $1,400 under 30 percent canopy, $1,800 to $2,600 medium, $3,000 to $4,000 dense mesquite.
  • Clearing to bare dirt with grubbing, haul-off and rough grading: $2,000 to $4,500 an acre.
  • Stump grinding at $4 an inch of trunk diameter, with a $175 minimum per stump.
  • Bush hog pass: $60 to $90 per acre with a $400 minimum. Dozer and operator for grubbing: $160 an hour.
  • Hauling debris off: $650 to $1,200 per load. No job goes out for less than the $1,100 minimum trip.

The total depends on the size of your lot, the canopy and the ground that week. I read canopy by pacing it off, the way I did for twelve years of EQIP brush plans, and I walk the property with you so you see the same reading. A tract still under an NRCS brush management plan, practice 314, gets 50 to 75 percent of the payment-schedule rate back as EQIP cost-share.
