Land Clearing Services in East Texas: Lots, Understory and Hunting Land
Six services run out of Lindale, priced by the day or the acre. Pruitt Range & Brush is family-owned, our crews are fully insured, and the quote is in writing before the trailer moves.
- Lot clearing for rural homesites: a half-acre residential lot in Lindale, Bullard or Hallsville is one skid steer day, $2,800.
- Forestry mulching of the understory: a forestry mulcher grinds yaupon, sweetgum sapling and privet into mulch under standing pine, $1,200 to $2,000 per acre.
- Brush clearing and brush removal along fence lines and pasture edges, plus hunting land work: shooting lanes and access routes through the briar.
- Stump removal at $4 per inch, $175 minimum each, after a timber cut or a storm.
- Selective clearing and selective tree removal: sweetgum and water oak out, merchantable loblolly left for the timber buyer.
- Storm cleanup: brush and trees down across a drive, trees and storm debris mulched in place, debris hauling $650 to $1,200 a load.
Site preparation runs to dirt work and rough grading with the dozer, then stops. We do not pour slabs, drill wells or set septic; I know people in Smith and Gregg who do. Excavation services for a pond go to a contractor Teo can name. Residential and commercial lots price the same per day; a commercial development pad is a per-acre job.
Trees and Terrain in the Piney Woods: Loblolly, Yaupon, Sweetgum and Sandy Loam
Loblolly pine is the crop and everything under it is the problem. The Texas brush problem here is yaupon: it fills the underbrush to head height a few years after a thinning, and it will overgrow a shooting lane in three. Sweetgum and privet come in behind it, and vine and briar tie it together until a man cannot walk a fence line. A loblolly takes thirty years to make a log. Yaupon takes three to hide it.
Sandy loam drains fast, so the skid steer runs most of the year here. Two things change the day count. Stem size under the pine: the skid steer handles stems to about 8 inches, and the 300-hp machine comes out when the sweetgum is bigger. Creek bottoms: the Sabine and Neches tributaries stay wet into June, and a bulldozer sinks where the mulcher floats. Tall grass on an old field looks like nothing and mulches like a wall. The mulch is the payoff: two to three inches of ground understory that holds the sand and lets grass catch under the pines.
Timber or Mulch: When the Pine Pays for Clearing Your Land
If the pine on your tract is 25 years or older, a timber sale may pay for the clearing before we start. Texas A&M Forest Service publishes timber-sale guidance and keeps a list of consulting foresters, and I send a landowner there first, because selling stumpage is their trade and not mine. Once the logger leaves, what is left is tops, understory and stumps: a mulching job, not a logging job.
If the pine is young or the tract is mixed hardwood, mulching the understory is the better deal. We cleared 15 acres in Smith County of pine understory and yaupon, a 3-day job clearing under the loblolly, $11,400, every merchantable tree left standing. That is five acres a day. Pasture reclamation on a ranch property gone to sweetgum and yaupon runs the same way: mulch the understory, mow the tall grass, and the reclaim holds with a bush hog pass each summer as vegetation management. Hunting land is the third job here, restoring access on ranch access roads and shooting lanes. I wrote EQIP plans for twelve years, and the one line that holds across the entire state of Texas is that canopy percent sets the price.
Land Clearing Cost in East Texas per Acre: Understory, Lots and Stumps
East Texas land clearing runs $1,200 to $2,000 per acre for pine understory and yaupon, and $2,000 to $4,500 per acre to clear your land to dirt for a slab. Transport is included within 60 miles of Lindale and stated on the quote beyond it.
- Pine understory and yaupon mulching: $1,200 to $2,000 per acre. Full clearing to dirt with rough grading: $2,000 to $4,500 per acre by density.
- Skid steer mulcher: $2,800 a day, transport included within 60 miles. 300-hp mulcher with the 8 ft head: $4,200 a day plus transport.
- Stumps $4 per inch, $175 minimum, 10 or more by the day. Bush hog $60 to $90 per acre, $400 minimum. Dozer $160 per hour. Haul-off $650 to $1,200 per load, $1,100 minimum service call.
So 5 acres of understory runs about $6,000 to $10,000, and a half-acre lot is one day at $2,800. A wet creek bottom adds a day, named before we start. Call (832) 987-3495 or send the form, and Teo will call back before the end of the business day to set the walk.
Rules Before You Clear Across East Texas: Forest Service, Burn Bans and Shorelines
No state permit covers clearing in the Piney Woods, and a rural tract in Smith or Polk needs none from the county either. Four local rules come up on our jobs across northeast Texas and down to Livingston.
- Texas A&M Forest Service posts wildfire risk ratings and prescribed-burn notices; when the rating runs high, the mulcher is the tool that throws no spark.
- County burn bans from the county judge, with TCEQ outdoor burning rules on any pile. Mulch is not a pile, so a ban does not stop the job.
- National forest boundaries: Sam Houston in Walker, Angelina in Angelina, Davy Crockett to the west. A surveyor's flag costs less than a federal letter.
- Shoreline rules: Trinity River Authority on Lake Livingston, Sabine River Authority on Lake Fork, and a county floodplain permit in any FEMA mapped zone before a driveway or a pad goes in.
City tree rules apply inside Longview and Nacogdoches limits, and future construction on a lot there runs through the city before we clear. Send Teo the county and the nearest road and we will keep the list to what applies.
Piney Woods Counties We Serve from the Lindale Yard
Six counties, each with its own page: Smith (Lindale, Bullard), Gregg (Longview), Angelina (Lufkin), Nacogdoches, Walker (Huntsville), Polk (Livingston). The East Texas communities between them, Canton, Athens, Palestine and Henderson, sit inside the same circle, and we run the rest of Texas and surrounding counties from the Johnson City and Weatherford yards. Census Building Permits Survey 2025 counted 517 single-family permits in Smith, up 11 percent, and 139 in Angelina, up 42 percent; no permit is needed outside city limits here, so the numbers understate the rural acreage being cleared. Our land services in East Texas start with a form or a call, and Teo answers every one.
