Land Clearing in Princeton, TX: Lot, Brush and Forestry Mulching

Princeton, TX sits on deep blackland along US 380, west of Lake Lavon. The old cotton ground is turning into subdivisions, and the fence rows between fields carry hackberry, bois d'arc, mesquite and a few post oaks. I have cleared that kind of fence row and the lots behind it since 2015. Our Weatherford crew handles the land clearing service in Princeton and the rest of eastern Collin County. Call (832) 987-3495 or fill out the form. Teo will call you back before the end of the business day.

Land Clearing Services in Princeton

Pruitt Range & Brush provides land clearing, brush removal, stump grinding, site clearing and rough grading for residential and commercial properties in Princeton, TX and the surrounding area. The work on this side of Collin County falls into a short list:

  • Lot clearing and residential land clearing for a new house on a former field or a fence-row lot.
  • Commercial land clearing services for pad sites and commercial development along US 380 and FM 75.
  • Property clearing on 5 to 40 acres of old pasture: mesquite and hackberry mulched, post oak kept.
  • Selective clearing, land improvement on old pasture and landscape clearing around a house that is already standing.
  • Tree removal to 8 inches with the mulcher, larger trunks cut, bucked and hauled.
  • Full site work to the rough grade: grub, haul, cleanup and site preparation for the slab. My site prep ends there.

Excavation for a foundation, a well, a septic field or a house demolition belongs to other trades, and I know people who do each one. A fence row that reads 40 percent canopy from the road is usually 60 percent once you are in it, because hackberry grows in layers. Our professional land clearing service prices the canopy we measure, not the canopy we guess, on every project. Commercial clearing on commercial sites gets the same professional clearing and the same written number.

Lot Clearing for New Homes in Princeton and McKinney

Princeton issued 1,598 single-family permits in 2025 by the Census Building Permits Survey, a big share of the 11,136 the county recorded. Most of those lots were farmland two years ago, so the clearing is light: a fence row, a tank dam grown up in willow and hackberry, a mesquite flat where the cattle stood. A half-acre lot is one day with the skid steer mulcher, $2,800, and property owners have seen that number hold on dozens of DFW metro lots.

Blackland sets the schedule. From November to April the clay holds water, and wet blackland adds a day because the machine cuts ruts instead of brush. I tell you that at the site visit, before the price. Drainage comes next: these fields were terraced for row crops, and a terrace under a house pad sends water at the foundation, so the rough grade knocks it down. Before we grind we call 811, since a gas pipeline and buried electric run the US 380 corridor and the easements hide under the brush. Collin County Development Services requires a floodplain development permit before dirt moves inside the FEMA floodplain along the Lake Lavon creeks. Depending on site conditions, stumps go 8 inches below grade so the slab crew never finds them. Send the plat and the on-site estimate will say what it takes to make your property slab-ready.

Brush Clearing and Forestry Mulching Near Princeton

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch in one pass, with the material mulched in place. Near Princeton that is the cheapest way to clear land going back to pasture or waiting on a builder. The commissioners court posts a burn ban most dry summers, and TCEQ outdoor burning rules apply to every pile the rest of the year, so a job with no piles has no permit problem.

Hackberry is the tree you get when you stop mowing for three summers. It seeds into fence rows, grows two feet a year, and in five years a cleared lot will overgrow into a thicket. The skid steer mulcher makes 3 to 5 acres a day in that cover and 1 to 2 acres a day in areas with dense bois d'arc and old mesquite. On large acreage clearing I bring the 300-hp machine and the 8 ft head. Mesquite gets treated as well as cut, because the root crown sends up a dozen stems the summer after a plain mow. We remove brush to grade and leave the site under two inches of chips that hold the clay and shade out the weed flush. Overgrown land is a day count, and I can give you that count from your acreage and a canopy photo.

How Much Does Land Clearing Cost in Princeton?

Land clearing costs near Princeton start at $2,800 for a half-acre lot and run $900 to $4,000 an acre by canopy. The add-ons come first: wet blackland adds a day between November and April, and ten or more stumps move the grinding to a day rate.

  • Skid steer mulcher, $2,800 a day. Transport is included within 60 miles of a yard and itemized past that, which Princeton is from Weatherford.
  • 300-hp mulcher, 8 ft head, $4,200 a day plus transport.
  • Mulching per acre: $900 to $1,400 light cover under 30 percent canopy, $1,800 to $2,600 medium, $3,000 to $4,000 dense old mesquite.
  • Clearing to bare dirt, grubbed, hauled and rough graded: $2,000 to $4,500 an acre.
  • Stump grinding: $4 an inch of diameter, $175 minimum per stump.
  • Bush hogging: $60 to $90 an acre, $400 minimum. Dozer grubbing: $160 an hour with operator.
  • Haul-off: $650 to $1,200 per load. Minimum trip: $1,100.

The total depends on the size of the tract, the canopy percent and the ground that week. When I wrote EQIP plans I measured canopy with a line transect; now I walk the property and read it, and on our jobs here that reading is the price. A tract with an active NRCS brush management plan, practice 314, gets 50 to 75 percent of the payment-schedule rate back as EQIP cost-share. Serving Princeton and Nearby McKinney, Farmersville, Lowry Crossing and Anna

The Weatherford crew covers the whole east side of Collin County at the same prices, along with the lake lots around Lake Lavon. This is a land clearing company serving all of North Texas from one yard west of Fort Worth, so US 380 east is a normal Monday. Our services in Princeton are the same list you will find on every page of this site.

  • McKinney: lots inside the ETJ fall under the McKinney tree ordinance, and I pull the rule before the estimate.
  • Farmersville and Lowry Crossing: pasture reclaim on blackland, mesquite and hackberry, 3 to 5 acres a day.
  • Anna: fence-row lots on the US 75 side, one day each.

We run land clearing services across Dallas-Fort Worth and carry the same services throughout the Princeton area and the DFW area east of Preston Road. The land clearing Princeton builders ask for is usually a fence row and ten stumps, and the price is the same $2,800 a day it is in Celina or Denton. Give Teo your town and he will slot you with the crew.
